THOMAS F. BYRNES, JR.
Mr.
Byrnes has over 40 years experience as a manager and developer of
commercial real estate projects. He graduated from Stanford University
in 1967, and has been a licensed California real estate broker since
1971. He has also held the Certified Shopping Center Manager designation
of the International Council of Shopping Centers since 1972. Mr.
Byrnes has negotiated leases for over one million square feet of
commercial space, arranged $105 million of construction and long-term
financing, including Urban Development Action Grants and Industrial
Development Bonds, and arranged for investment property sales of
$75 million. He has been responsible for the development and redevelopment
of fifteen office buildings totaling one million two hundred thousand
square feet; six shopping centers totaling approximately four hundred-fifty
thousand square feet; and six rehabilitation and remodeling projects,
and a 25 acre medical center and hospital.

Byrnes has managed shopping centers, office buildings, medical properties
and agricultural properties and has been responsible for all phases
of management and development, including investment analysis, land
acquisition, preparation of environmental reports, government permits,
appraisals, equity funding, construction management, leasing, ongoing
management and operations, and sales negotiations. His company,
Portfolio Property Investors, Inc., founded in 1979, is primarily
an investment, management, and developmental firm, but also acts
as real estate consultants to several major corporations. In connection
with the projects, he has organized and been a general partner of
limited and general partnerships with a cash equity totaling approximately
$65 million. Mr. Byrnes also served as an instructor and seminar
leader for the northwest Center for Professional Education on the
subject of shopping center investment analysis.
Both
Mr. Byrnes and Portfolio Property Investors, Ltd. have served institutional
lenders and private investors as a receiver/trustee for commercial
and residential and income property. Individually Mr. Byrnes served
on the Financial Advisory Committee of the Ross School District
and is the elected Mayor of the Town of Ross.
