Antoinette Sullivan

Antoinette Sullivan a native of Chicago, Illinois made Oakland, CA her home in 1996. She joined Portfolio Property Investors in the fall of 1998 as Assistant Property Manager. In this position she obtained her real estate license and was trained in all aspects of Property Management. Over the next three years her responsibilities grew significantly thus preparing her to be promoted to Property Manager. She is directly responsible for all aspects of the operations of two properties in the company’s portfolio. Her responsibilities include but are not limited too:

• Preparing monthly reports for the owners of each property that include current property conditions, leasing efforts, tenant issues, income and expense variances, gross sales and rental collection activities

• Reviewing leases and other legal documents before final execution

• Preparing annual budget projections

• Operating properties within the projected budgets

• Collecting rents in accordance with the lease agreements and pursues delinquencies

• Preparing NNN/Common Area Maintenance billings

• Negotiating all service contracts such as security, landscaping and janitorial, et

• Obtaining bids for tenant improvements

• Coordinating tenant move-ins and move-outs

• Supervising maintenance and administrative support staff

• Performing regular inspections of property conditions

• Scheduling maintenance tasks for maintenance personnel

• Monitoring performance of service vendors

In addition to her responsibilities she successfully coordinated two West Oakland Festivals. She sat on the board of a West Oakland Advisory Board for two years. In her free time she spends time with her family, works out and writes fictional stories and poetry. She applies three principles to her daily life - integrity, honesty and commitment.
